The Breakdown

Design Management Stage

Phase 01

During the design management stage, Superintendent coordinates the project team and manages the preparation of documentation required for planning and building approvals.

Key responsibilities include:

  • Preparation and coordination of documentation required for planning and building approvals

  • Management and coordination of consultants throughout the design process

  • Management of Development Application (DA) submission and approval

  • Management of Construction Certificate (CC) submission and approval

  • Procurement and engagement of specialist consultants, including:

    • Electrical Engineer

    • Mechanical Engineer

    • Hydraulic Engineer

    • Quantity Surveyor

    • Architect

    • Interior Designer

  • Coordination of Body Corporate approvals where required

  • Engagement of a Principal Certifier Authority (PCA)

Phase 02

Pre-Construction Stage

During the pre-construction stage, Superintendent prepares the project for construction by finalising documentation, coordinating the tender process and appointing a suitable builder.

Key responsibilities include:

  • Coordination of tender submissions and procurement of quotations from multiple builders

  • Review and analysis of tender submissions to ensure contract terms and pricing are consistent

  • Preparation and execution of the Head Contract Agreement and appointment of the builder

  • Coordination of meetings with owners, consultants and builders as required

  • Preparation of the tender package and supporting documentation

  • Preparation and review of the construction budget

  • Issuing the tender package to selected builders

  • Preparation of the Schedule of Finishes

Construction Stage

Phase 03

During the construction stage, Superintendent acts as the owner's representative, overseeing the building process to ensure works are carried out in accordance with the approved plans, contractual requirements and project programme.

Our role includes coordinating communication between the owner, builder and consultants, monitoring construction progress and addressing issues as they arise to ensure the project is delivered efficiently and to the required standard.

Key responsibilities include:

  • Contract administration, including review of progress claims, variations and extensions of time

  • Facilitating coordination meetings between owners, builders and consultants as required

  • Ensuring compliance inspections are completed prior to the Occupation Certificate

  • Monitoring construction progress and reporting on project performance

  • Site induction and establishment of the construction programme

  • Responding to Requests for Information (RFIs) from the builder

  • Review of Work Health and Safety (WHS) documentation

  • Conducting site inspections at critical stages, including:

    • Contract review and site establishment

    • Pre-slab inspection

    • Frame inspection

    • Pre-lining inspection

    • Lock-up and waterproofing stage

    • Kitchen and wet area completion

    • Practical completion and handover

    • Post-completion review
